This year has brought some real changes to the Real Estate Market.  Here are some stats for the first six months of 2025.

There were 16 residential single-family homes that closed between January 1st and June 23rd.  The lowest price was $410k, the highest was in the gated community of The Dye at $1.3m.

There are currently 7 active listings and 8 pending.

There were 99 Condos closed from January 1st – June 23, 2025.  The average sales price for a 2BR/2BA golf villa was $240k.  The lowest price was $199,000 in Willow Bend.  The highest was a 3 bedroom for $637,500 in Edgewater.

There are currently 98 active condo listings. 21 are pending.

Quick Facts Year to Date

  • 5.8% Change in Closed Sales Single-Family Only
  • 18.3% Change in Closed Sales Condo Only

Median Sales Price remained flat at $364,900 for Single-Family homes but decreased 3.6 percent to $240,000 for Condo properties. Days on Market increased 3.4 percent for Single-Family homes and 14.9 percent for Condo homes. Months Supply of Inventory increased 18.4 percent for Single Family homes and 34.4 percent for Condo homes.
