Barefoot Village Towne Center development is coming soon!

 

North Myrtle Beach Planning & Development Department received an application for a Major PDD Amendment to Barefoot Village within the Barefoot Resort Planned Development District to allow changes to the approved commercial village area.

The applicant and authorized agent for Barefoot Towne Center, LLC, is Robert S Guyton.

The construction of this commercial area is required to begin prior to issuing building permits for phase 1C of the Retreat at Barefoot Village.

The plan…

The plan includes six buildings totaling 40,000 gross sq ft of leasable space. The buildings are oriented along a 100 ft public right-of-way with a Main Street-type cross section: two 12 ft travel lanes separated by a planted median, edged with angle parking, tree lawns, and wide sidewalks. Additional parking and service facilities are available to the rear of the buildings.

The master plan creates additional connections to the existing sidewalk along Barefoot Resort Bridge Road and uses a combination of berms, landscaping, and ponds to create naturalized, filtered views into the commercial area from this main vehicular route. The proposed architecture is a coastal / low-country style with lap, board and batten, and shake cementitious fiber siding along with brick an stone in the facades and metal, standing seam, and flat roofing. The proposed street lights are the Drayton and Drayton Double traditional-type lights, and the landscaping consists of a traditional coastal south plant palette including Live Oaks, Southern Magnolias, Hollies, Crepe Myrtles, Dwarf Palm, European Fan Palms, and native grasses.

The Barefoot Village Towne Center is envisioned as a commercial shopping district intended to combine retail, service, office, and dining uses on an approximately 7.07 acre portion of a parcel comprised of 11.14 acres in total. The parcel is located along Barefoot Resort Bridge Road and bounded on the south by Village Crossing Boulevard and on the north by Premier Resorts Boulevard.

Building phases…

The project is anticipated to be developed in not more than six separate phases, each of which shall consist of one building. Phase 1 will consist of one building totaling 10,000 square feet. Phase 2 through 6 may be constructed in any order, as the demand for occupancy occurs, and more than one Phase may be constructed simultaneously.

The commercial boulevard is anticipated to be constructed in more than one phase with the initial phase fronting along the Phase 1 building, and connecting to a temporary gravel roadway in order to connect to Village Crossing Boulevard. The connectivity to existing roadways allows for convenient ingress and egress for residents of Barefoot Resort.

Potential uses…

The Developer has positioned the Project to appeal to both residents and seasonal visitors. In addition to the buildings within the project, Developer intends to offer special events in which temporary vendors, games, crafts, street performers, artist and informational displays and booths may occupy the common areas, sidewalks and open spaces as part of celebrations, special events, and festivals.

In addition to such temporary users, Developer intends to establish seasonal vendors which may include, but not be limited to, retail vendors, food carts, kiosks and trucks, retail kiosks, booths, displays, outdoor seating, and street vendors during the months of April through September and from Thanksgiving weekend until January 2 of each year.
